| RENTAL AGREEMENT & POLICIES DEPOSIT & FINAL PAYMENT: For a rental, the first payment is typically $100.00 per bedroom and can be paid via credit card. We offer Travel Guard, which is a Travel Insurance plan, instead of a Security Deposit. For more information on Travel Guard please visit www. travelguard.com. On some reservations the full amount will be due at time of booking. All reservations must have total balance paid 15 days prior to arrival. We accept Visa, Master Card, Money Order, or a Personal Check. RESERVATION AGREEMENT: A reservation agreement listing rules, regulations, dates of visit and property information will be emailed to you after your initial inquiry. Carefully CHECK your reservation agreement for accuracy and call (866.512.7387) or email Rentals@LunaBeachProperties.com immediately if any corrections are necessary; otherwise, it will be assumed correct. TAXES AND FEES: Lodging tax & departure fees varies by property location— Gulf Shores & Orange Beach is 11% while Ft. Morgan is 8.5%. Also, some units require Parking Permits— see reservation agreement for details. ARRIVAL: ·Check-in begins at 3:00 p.m. ·Early check-in is not possible; therefore, we encourage you to enjoy our public beaches and attractions if you arrive in the area early. ·Our housekeeping standards may require extra cleaning time for some properties, which may delay check-in. ·Although keys may be released at 3:00 p.m., no guarantee is made that properties will be cleaned by 3:00 p.m. Housekeeping: When you arrive, the unit will be clean and set up with linens. As a courtesy, we have included the following supplies to accommodate the appropriate amount of guests: ·Bath Towels ·Wash Cloths ·1 roll Paper Towels ·Hand Soap ·1 roll Toilet Tissue per bathroom ·Single use Laundry Detergent ·2 Dishwasher Detergent Packets DEPARTURE: ·Check-out time is 10:00 a.m. Departure Responsibilities ·Take out all trash & garbage. ·Place all used towels and dish clothes in bathtub. ·Remove all linens from bedding and place in bathtub (sheets & pillowcases). ·Wash and put away all dishes (make sure dishwasher is unloaded). ·Set thermostat to 72 degrees in the summer and 68 degrees in the winter ·Turn out all lights. ·Leave keys on counter. ·Make sure all doors are locked. PET POLICY: Pets are not allowed in or on some of our vacation property premises. A pet or evidence of a pet found on the non pet friendly premises will cause forfeiture of entire rent and deposit and immediate tenant eviction. The exception to this policy is for those renting the properties which allow small dogs. You can call one of our reservationists to inquire as to the specific pet regulations and details (866.512.7387). A nonrefundable fee of $120 will apply to all "Friendly Pet Property" reservations. CHANGES AND PROPERTY SUBSTITUTION: Rates, descriptions (including bed sizes), furnishings, amenities (including pools, hot tubs, etc.) and availability are subject to change WITHOUT NOTICE. No refunds will be issued for changes made by individual property owners or unavailable amenities. Substitution of comparable properties may be made without notice or liability, should the property you reserved become unavailable for rent. You may choose comparable available property at the published rate or receive a refund of your initial payment and prepaid funds. CANCELLATIONS, DATE CHANGES AND PROPERTY CHANGES: ·30 days minimum notice for condominium rentals ·45 days minimum notice for house rentals ·45 days minimum notice for monthly rentals Cancellations, date and property changes occurring less than stated minimum days required notice will result in forfeiture of deposit, rent, taxes and fees. REFUNDS: ·Refunds are only issued for cancellations OUTSIDE of the cancellation date range (30 days for condominiums, 45 days for houses and 45 days for monthly rentals). ·If you need to change units or alter dates (meaning change weeks or months) there is an automatic $25 charge for any change made. ·NO REFUNDS are issued for cancellations or early departure due to inclement weather or personal circumstances inside the cancellation date range. MANAGEMENT: ·All rental properties are privately owned and Luna Beach Properties, LLC has a contractual relationship with property owners who employ us to act as their agents. We treat all parties (owners & guests) honestly, fairly and in good faith. ·WE RESERVE THE RIGHT to refund Initial Reservation Payments, refuse rental, or to discontinue occupancy if, in our judgment, your occupancy is detrimental to the property. ·We reserve the right to enter the premises at any time for the purpose of inspection, repair, management or showing to prospective buyer. ·Property may not be used for any unlawful purpose. ·By renting a property you are assuming all risk of and liability for any damage done to person or property, agents, employees or visitors occasioned by the present or future condition of the premises both latent and manifest. Neither Luna Beach Properties, LLC nor the property owner will be responsible for accidents or injury to guest or loss of money or valuables of any kind. SMOKING: This is a non-smoking unit. You are permitted to smoke outdoors. Butts are to be disposed of properly. If a violation of the smoking policy is found and if additional cleaning is necessary to remove smoke odors from the unit and/or linens, the additional costs will be subtracted from your deposit. GRILLING: Grilling on the balcony is not permitted. There are grills located on the grounds. PERSONAL ITEMS: We will not be liable or responsible for personal items left behind, lost, or stolen. If you leave an item after checking out and wish to have it returned, please call us as soon as possible and we will arrange for shipment. We will inform you of the shipping cost and with approval, deduct it from your deposit refund to cover the expense. ADDITIONAL TERMS: ·Only responsible adults of legal contractual age may contract for rental. Identification must be furnished upon request. ·House parties are strictly prohibited and grounds for immediate eviction. ·Illegal substances are strictly prohibited and grounds for immediate eviction. ·Atmosphere conducive to quiet enjoyment of guests in surrounding accommodations must be maintained at all times. ·Fireworks are strictly prohibited by law at all properties. ·Firearms are prohibited at all Luna Beach Properties, LLC facilities and rental properties. ·All rules and regulations at each property must be strictly observed. NO GUARANTEES: Working condition of pools, hot tubs, air conditioners, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc., are not guaranteed. No guarantee that pools will be heated. No refunds or rate adjustments will be made for mechanical failures and malfunctioning equipment. These amenities are extras provided in addition to the beach house or condominium rental. Although all attempts will be made to correct the situation, some breakdowns cannot be prevented or repaired during your occupancy. FURNISHINGS: Décor, style, color schemes and inventory vary since properties are individually owned. Some internet photos may differ due to owner updates or changes. RENTAL UNIT CAPACITY: The total number of persons allowed in the unit at any one time is restricted to the stated limit for each property. We will make exceptions ONLY for infants. **PLEASE NOTE: Violations of rental occupancy restrictions are grounds for IMMEDIATEEVICTION AND FORFEITURE OF RENT. MAINTENANCE: Every effort is made to maintain the unit in good repair. All repairs will be handled as quickly as possible. Please call 251.948.2645 to report any repairs necessary. No refunds will be provided due to inoperable appliances or common area pools, elevators and any other common area amenity. ·ISSUES: Report all maintenance issues promptly by calling 251.948.2645 or 866.512.7387. Just as might occur at your own well-maintained home, mechanical failures and other breakdowns could occur. Every effort will be made to correct the situation; however, no refunds or rate adjustments will be made for mechanical failures. ·DAMAGE: Report any damage or breakage upon occurrence by calling 251.948.2645 or 866.512.7387, so the matter can be settled before departure. Damages found by inspection crews upon departure will be billed and full payment for repairs will be collected via credit card. ·NO GUARANTEES: Working condition of pools, hot tubs, air conditioners, cable, phones, internet service, TVs, VCRs, DVDs, appliances, elevators, etc., are not guaranteed. A form identifying the action taken will be provided at the time of the maintenance visit. ·PROPERTIES FOR SALE -- If a property is for sale, the owner reserves the right to have the property shown to prospective buyers. A real estate sales associate or Luna Beach Properties, LLC representative will contact you to make arrangements to schedule the showing at a convenient time. ·CONSTRUCTION -- The continued growth of our area is evidenced by new construction that may be adjacent to or near existing vacation rental properties. You may reserve a property at a time when no construction is nearby, but construction could begin prior to your arrival. We regret any inconvenience but cannot control these situations. Refunds or relocations cannot be considered. **Note: A confirmation also constitutes your rental license agreement. And by sending in your deposit, you are entering into a binding legal contract that you must sign verifying that you are an adult, and that you are financially responsible Luna Beach Properties, LLC will not be responsible for loss or theft of money or valuables of any kind. |
